3. Developments on site

Gravesham Borough Council is now directly developing affordable housing, whilst also working with our Housing Association partners.

Below are examples of some of our work and our partners on site at the moment.

Valley Drive Bedsits

Our contractor Westridge Construction are now onsite beginning demolition in November 2020 of 36 bedsits and unused garages. Works will include the erection of 32 one bedroom apartments for over 55s.

These apartments have been designed to encourage residents to re-size to homes that better meet their needs with some apartments having study areas or useable loft spaces.

There will be 4 wheelchair compliant homes on the ground floor with all other apartments being accessible by lift and able to be adapted for the changing needs of residents.

All apartments have their own front and back door with access to private outdoor space, whether it be a terrace or balcony.

The scheme will also have a stunning communal area designed to be easy to maintain with areas to sit and enjoy the sun or to get involved in ‘growing your own’ in raised beds.

A separate general needs scheme will be constructed adjacent to the over 55s scheme with 16 apartments being provided. These will be a mix of 1 and 2 bed apartments with one 3 bed ground floor wheelchair compliant home.

Again, everyone will have their own private amenity space. The scheme will also include the provision for future electric vehicle charging.

Whitehill & Nansen Road

Works commenced in summer 2019 onsite to build an L shape design block of apartments containing 12 one bedrooms and 12 two bedroom self-contained apartments and incorporate the surrounding amenity land up to Nansen Walk, and redevelop to include 8 semi-detached houses.

Bishops Court, St Patricks Gardens

Planning Permission was granted in September 2019 for the Council to deliver a 4-storey flat block with associated car parking, landscaping and improvements to an existing children's playground.

Westridge Construction commenced works onsite in Augst 2020 with an expected completion Winter 2021/2022.

The flat block will contain a total of 23 affordable homes including 7 x 1-bed flats and 16 x 2-bed apartments which will all be available for rent through the Council.

Watermans Park (Land at Coldharbour)

Orbit are in contract with Bovis Homes for 102 Affordable homes which will be built out over several phases with the first completions expected towards the end of 2020.

The new homes will consist of 72 for Shared Ownership and 30 for Affordable Rent. There will be a further 60 Affordable homes constructed by Persimmon Homes, Sage Housing a Registered Social Landlord has now been appointed for the affordable housing. First completions will be in Spring 2021.

Cable Wharf (Northfleet Embankment East)

Cable Wharf, Northfleet is a Section 106 development with Keepmoat Homes in which Town & Country Housing will deliver 224 affordable homes over several phases.

These will consist of 38 for Affordable Rent and 176 for Shared Ownership. Handover of the first homes commenced in Summer 2020, with 11 phases spanning over 4-5 years.

West Kent Housing Association are working with Stonechart Developments to provide 26 x 2 and 3 bed houses.

Twenty of the homes will be available for Shared Ownership with the remaining 6 being available as Affordable Rent. The new homes will be completed in Spring 2021.
