Once you are happy with your proposal, we recommend you make your planning application online using the National Planning Portal website. This is the quickest and easiest way to apply, and means you won't have to print out plans or post any forms to us.

When you apply online, you'll get:

  • Submit your application online at any time
  • No postal delays or printing costs
  • step by step help and online advice
  • an online record of all your applications
  • immediate confirmation on screen

Within our borough, some applications are decided by Kent County Council including minerals and waste and development on sites owned by the County Council.  If you live or have a business in the Ebbsfleet Development Corporation's area, the Corporation will decide applications in that area.

We're signed up to the Kent Planning Protocol which sets out how we'll work with developers and the local community to achieve sustainable growth for the district.

If you cannot apply online, you can apply in writing by downloading an application form from the Planning Portal.

We have produced a validation checklist to help submit your application.

This includes a national list of mandatory information that must be submitted with every planning application and a local list of our own requirements. You must refer to both the sets of requirements before formally submitting an application.

They describe the necessary types of plans and supporting documents and provide guidance explaining in what circumstances a certain plan or document is required, as well as what that those plans should identify or what type of information should be included.

The local validation requirements within these lists will apply to all applications submitted from 1 April 2020 onwards.

Map Extracts

All planning applications need a site location plan which shows the proposal in its surrounding context and enables us to identify the land covered by the application.

We work in partnership with Getmapping - an authorised Ordnance Survey licensed map supplier - to provide map extracts to accompany planning applications.

You can either download a set of maps directly from the Getmapping website or request a set of maps from us which you can either collect or have posted to you. If you would like us to provide you with a set of maps then you will need to complete an online form along with the required fee.

Data Protection & Personal Information

All information (for example on forms, statements or covering letters) you send us in relation to a planning application is public information, will be available for public inspection on the internet and by law must be available for anyone to inspect.

All submitted information is reviewed and only personal information including your signature, email address or telephone number will automatically be removed.

If you are submitting any forms or statements containing other information you consider to be personal or sensitive information, you must clearly identify within documents names or title pages that such information is included within, and the Council will determine whether it can accept the information to be treated confidentially.
