About the development
Worcester Close is a new residential development currently under construction in Istead Rise, delivering 8 high-quality affordable homes for local residents. Commissioned by Gravesham Borough Council, the scheme includes a mix of one and two-bedroom homes, designed to meet the growing demand for sustainable, well-located housing in the borough.
This development is part of the council’s wider commitment to increasing the supply of affordable homes. Read how this development is supporting the community through social value.
Site context
The site is ideally situated in the heart of Istead Rise, offering excellent access to local amenities. Downs Way Medical Practice, Istead Rise Community Centre, and a large recreation ground are located immediately to the north, while the main parade of shops is just a five-minute walk to the south.
Residents will benefit from a peaceful, well-connected neighbourhood with strong transport links to Gravesend town centre and beyond.
Design and architecture
Designed by BPTW, the homes at Worcester Close reflect the architectural character of Istead Rise, incorporating high gable ends, brick detailing, and pitched roofs that blend seamlessly with the surrounding streetscape.
Each home features access to communal landscaping to enhance the sense of community. The layout prioritises natural light, privacy, and energy efficiency, ensuring a high standard of living for future residents.
Construction and sustainability
Worcester Close is the first Gravesham Borough Council development to adopt a modern methods of construction (MMC) approach using British Offsite’s UNisystem LB. This innovative panelised system allows for factory-built walls and floors to be delivered to site and assembled with precision.
Compared to traditional construction, this method:
- Reduces on-site waste and carbon emissions
- Speeds up the build programme
- Improves thermal, acoustic, and fire performance
- Minimises disruption to the local community
This approach supports the council’s ambition to deliver sustainable, future-proof housing.
Environmental impact
The development is designed with sustainability at its core. By using offsite manufacturing, the project significantly reduces construction waste and energy use. The homes are built to high environmental standards, contributing to lower energy bills and a reduced carbon footprint for residents. The site features use of air source heat pumps (ASHP) rather than fossil fuels.
This is one of several steps Gravesham Borough Council is taking to meet its climate action goals and promote environmentally responsible development.
