About the role
Reporting to the Building Safety & Investments Manager, the Project Surveyor will:
- Contribute to the delivery and development of building safety policies and landlord compliance, including making amendments following change in regulation or legislation.
- Assist in implementing the requirements of the Building Safety Act 2022, including developing the digital record (golden thread) and safety cases
- To be responsible for the delivery of the Building Safety Resident Engagement Strategy ensuring that all regulatory and legislative responsibilities in relation to it are achieved and evidenced.
- Manage the Building Safety mailbox and act along with your team as the first point of contact for internal and external customers including our contractors, to resolve any queries that are raised. If not able to do so, to escalate to the appropriate person/team/contractor.
- Ensure the information provided to residents in the ‘My Building Safety’ app is accurate and regularly updated
- To ensure resident’s Personal Emergency Evacuation Plans are kept up to date and accessible by Kent Fire & Rescue Services.
- Ensure that tenants are actively informed, consulted with and able to positively contribute and influence matters relating to building safety that are legislatively required under the Building Safety Act and that this is clearly evidenced.
- Arrange and coordinate regular meetings for the Building Safety Panel, made of council officers and Building Safety Champions from each of our five high-rise residential buildings, ensuring residents get involved with decision making in relation to building safety
- Ensure resident concerns and reports about the safety of the building are processed in a compliant and efficient manner, and effectively manage the complaints procedure
- Assist the Building Safety Manager assign priorities and carry out thorough investigation and settlement of complaints. Assist residents who challenge our response or decision with our handling of building safety risks, including the option to escalate the matter and be referred to the Building Safety Regulator.
- Conduct resident surveys, track trends in complaints and feedback about safety concerns and suggestions for improvements
- Plan and implement engagement activities to promote a sense of community and shared responsibility for building safety. Encourage resident involvement in safety initiatives and decision-making processes. Organise workshops providing education and awareness of building safety for our residents, the building safety panel and staff.
- To develop and produce regular assurance reports for senior managers covering all areas of performance, processes, procedures and statutory compliance responsibilities in relation to building safety resident engagement.
- Compile as required, statistical data including performance indicators; analysing results, identify trends and implementing appropriate actions and be responsible for updating the Compliance Dashboard monthly for the purpose of providing monthly updates to the senior management team.
- Once achieved, support the service to address any cultural change required by the Building Safer Futures Charter and lead on the annual review.
- Provide support and advice to other Council teams such as Independent Living, Estate Services and Neighbourhood Housing team in relation to building and resident safety.
- Access and accurately update all relevant information systems, both customer and back office ensuring that the master customer record is updated and maintained through verification and validation, and in accordance with Data Protection principles.
- Assist as required with the procurement of goods and services, including the appointment of contractors, to support the delivery of Resident Safety projects (including producing all necessary tender and quotation documentation) across the housing sector.
About you
We’re looking for someone who is:
- Excellent proven written and verbal communication skills
- Excellent attention to detail and accuracy.
- Good IT skills including working knowledge of Word, Excel & Outlook
- Strategic and analytical thinking
- Good presentation skills
- Demonstratable knowledge of current legislation covering areas of statutory landlord compliance
- Knowledge of Building Safety Act 2022
- Good standard of general education to GCSEs at grade C (or equivalent) including English and Maths
- Happy to work towards a relevant qualification
- Experience of a similar role in the construction and housing industry.
- Experience with working under pressure.
- Working in a Local Authority/ Social Housing environment
- Be able to work alone unsupervised or as part of a team.
- Can work with minimum supervision and to tight deadlines.
- Assertive and able to deal with difficult customers/situations
- Full driving licence and use of car to carry out duties
