6. Fire safety

We will arrange for the required Fire Risk Assessments to be carried out by a Fire Risk Assessor. Assessments will be provided for all communal areas and shared facilities within blocks and sheltered housing.

All communal fire alarm systems within high-rise blocks are monitored 24 hours a day, 365 days a year, by our alarm monitoring service provider. In the event of an alarm alert, the provider will contact the Duty Caretaker and/or the Fire & Rescue Services. All fire alarm alerts will be investigated and where in case of suspected arson, the Police will be involved.

Servicing and maintenance of communal alarm systems are undertaken by the council’s specialist fire alarm contractor. This takes place six monthly for Low-Rise and Sheltered Housing, and quarterly for High-Rise. Fire alarms are tested weekly by Caretakers and Sheltered Scheme officers.

Residents are required to:

  • Ensure that exits are clear with no rubbish, mobility scooters, bicycles or other possessions in communal areas.
  • Ensure fire doors are never propped open or designated fire exits obstructed.
  • Report all damage to their flat entrance door, including broken/faulty self-closing devices, letter boxes, hinges and smoke seals.
  • Ensure fire detection equipment, emergency lighting, alarms and signage provided is not interfered with.
  • Ensure combustible gas canisters are not stored on the premises
